This offer is contingent on the following.  Premier One Investments must have an Exclusive Right to Sell (listing agreement) for a period of at least 6 months.  The original price will be based on current market value and price/sq ft according to most recent sales in the area.  The Listing Agreement will be at least a 5% Broker Compensation.  Seller will be willing to cooperate with, but not limited to,  open houses,  signs on property, and be available to show property to qualifying buyers.  Seller can choose any charity to donate to and donations will be sent through escrow, unless otherwise agreed upon.  If listing is a short sale, this offer may be null and void subject to lender's approval and terms.
